Blanco Home Additions & ADU in South Florida, FL

Blanco Home Additions & ADU: The South Florida Owner’s Guide

Blanco-compatible home addition and ADU components typically run $45,000-$130,000 installed in South Florida, with ADU construction ranging $90,000-$220,000 depending on footprint, foundation requirements, and whether you choose prefab or stick-built framing. We stock and install Blanco-compatible fixtures, hardware, and finishing systems for both traditional additions and accessory dwelling units across Miami-Dade, Broward, and Palm Beach counties. Most Blanco part failures show up during rough-in or final finish phases - a misaligned sink bracket, a cracked ceramic basin from shipping heat, or a drain assembly that won’t seat flush in our coastal humidity.

Which Blanco Models This Applies To

Blanco’s residential lineup breaks into three tiers relevant to South Florida home additions and ADUs: the Silgranit composite sinks (PuraDur II and PuraDur III finishes), the ceramic farmhouse and undermount lines, and the stainless steel professional series. For additions, we most often spec the Silgranit II Super Single or Diamond Super Single in anthracite or biscuit - the composite handles our UV exposure better than cast iron, which can spider-crack when attic temperatures hit 140°F during summer rough-in.

Here’s how to identify what you’ve got: check the underside of the basin for a stamped model prefix. “440” or “441” series means Silgranit II; “520” or “525” means Silgranit III with the upgraded surface. Ceramic lines carry a “C” prefix. If the label’s worn off, measure the cutout - Silgranit Super Single needs a 33″ × 19″ rough opening, while the Diamond Single is 32″ × 19″.

We source OEM Blanco hardware and brackets direct from their North American distribution, but for drain assemblies and mounting clips we often spec Plumb Pak or Keeney stainless equivalents - same 18-gauge spec, half the lead time when Blanco’s Jacksonville warehouse is backordered. The exception is Silgranit III’s proprietary basket strainer thread pitch; that we keep OEM only because aftermarket units cross-thread in about one in four installs.

Signs Your Blanco Home Additions & ADU Is Failing

  • The sink rim is separating from the countertop. In South Florida, this usually means the silicone seal failed during our spring humidity spike, or the installer used standard caulk instead of mold-resistant GE Silicone II. The gap lets water migrate into the particleboard subdeck, which swells and pushes the rim further out of plane.
  • Staining that won’t lift with Bar Keepers Friend. On Silgranit, this signals the PuraDur finish has worn through - common in ADU rentals where tenants use abrasive pads. Once the resin layer’s compromised, the porous composite underneath holds coffee and red wine permanently.
  • Drain slow-back after six months. Not a clog - the Blanco overflow channel in ceramic models narrows at a 90-degree elbow that traps soap scum in our hard water. We see this in Coral Gables and Pinecrest especially, where municipal water runs 180-220 ppm calcium.
  • Mounting clips pulling through the cabinet side. Blanco’s standard clips are 22-gauge steel rated for 75 pounds. In second-story additions with ¾” plywood cabinets (not the 1″ spec we prefer), the clip tears through when the basin loads with water. We upgrade to Plumbest heavy-gauge clips on anything over 28 quarts capacity.
  • Hairline cracks radiating from the drain hole. Thermal shock from pouring boiling pasta water directly into a cold basin - happens more in ADU kitchens where tenants aren’t as careful. Ceramic models are especially vulnerable; Silgranit’s composite structure handles the gradient better.

Replacement Cost & What’s Included

Service South Florida Price Range
Blanco sink replacement (single basin, Silgranit) $1,200-$2,800
Blanco sink replacement (double basin, undermount) $1,800-$3,500
Drain assembly replacement (OEM Blanco) $280-$450
Mounting hardware upgrade (heavy-gauge clips) $150-$280
Countertop reseal and sink reset $400-$750
Full home addition (Blanco fixtures included) $45,000-$130,000
ADU construction (Blanco kitchen + bath package) $90,000-$220,000

The spread on sink swaps comes down to three things: whether we’re working with existing stone (risk of corner cracking during removal), if the cabinet deck needs replacement from prior leaks, and whether your Blanco model is still in distribution or we need to special-order from Jacksonville. We don’t quote over the phone for stone-adjacent work - we need eyes on the substrate first. Labor includes removal, disposal, new silicone seal with 10-year mold resistance, and water test. Parts carry manufacturer warranty; our installation warranty runs two years on workmanship.

DIY or Call Us?

There’s a honest line here. An owner can safely check whether the drain flange is hand-tight (it should be snug, not gorilla-torqued) and whether the P-trap has debris - that’s maintenance, not repair. But removing a Blanco undermount without dropping the stone takes a specific sequence: support the basin from below, cut the old silicone with a long-reach blade, then lower on a padded jack. Skip the support step and the stone cracks, or the basin hits your toe at 80 pounds. We’ve had three calls this year in South Florida where the homeowner got the sink out fine, then discovered the cabinet deck was rotted through and couldn’t support the new install.

Do it right the first time or you’ll do it twice - and the second time always costs more. If you’re mid-project on an addition or ADU and the Blanco piece isn’t fitting, call (844) 665-0162. We’ll come out, assess the substrate, and give you a number that includes the surprises we can already see coming.
