Schluter Kitchen Remodeling in South Florida, FL

Schluter Kitchen Remodeling: The South Florida Owner’s Guide

Schluter kitchen remodeling in South Florida typically runs $14,000-$45,000 for a full renovation with Schluter waterproofing and tile-setting systems installed, and we can usually get your project scoped and scheduled within a week. Most homeowners realize their Schluter system needs attention when they spot cracked grout in a shower-adjacent kitchen wall, feel soft spots under tile near the sink, or notice water staining on drywall that backs up to a tiled cooking area. In South Florida’s humidity, a compromised Schluter membrane behind kitchen tile turns into a mold problem fast.

Which Schluter Models This Applies To

Schluter doesn’t sell “kitchen systems” as a single SKU. What we’re talking about are the individual components that make a Schluter-backed kitchen renovation work: DITRA uncoupling membrane under floor tile, KERDI waterproofing behind backsplashes and wet walls, and KERDI-LINE or KERDI-DRAIN if your kitchen opens to an outdoor cooking area with drainage needs. The gotcha most homeowners miss is mixing KERDI membrane generations. Pre-2013 KERDI had a different fleece texture, and if you’re patching a section rather than stripping the wall, the old fleece won’t bond to current Schluter thin-set specs without a bonding primer. We check this on every kitchen demo in South Florida.

To identify what you’ve got, look for the orange KERDI backing (always Schluter), the square-pattern DITRA underlayment, or the gray DITRA-HEAT if there’s electric warming cable. Model numbers are printed on the membrane edge every few feet. For backsplashes, Schluter RONDEC or QUADEC edge profiles come in aluminum, stainless, and PVC; we stock the aluminum in brushed and bright finish because that’s what holds up in South Florida salt air without the premium of stainless.

We’re an independent contractor, not affiliated with Schluter Systems. We source Schluter products through authorized South Florida distributors and can quote OEM or discuss equivalent waterproofing assemblies from competing brands if your project budget demands it.

Signs Your Schluter Kitchen Remodeling Is Failing

  • Grout cracking in a straight line along tile joints. This usually means the DITRA uncoupling membrane has separated from the subfloor or the tile has lost its bond to the membrane. In South Florida, this happens when installers skip the modified thin-set spec and use standard mortar that can’t handle the plywood expansion cycle in our humidity.
  • Soft, hollow-sounding tile near the sink or dishwasher. Water has breached the KERDI membrane at a seam or penetration. Schluter warranties the membrane itself, but the seam tape application is installer-dependent. We’ve opened walls in Coral Gables kitchens where the tape was rolled on dry.
  • Musty odor from under cabinets with no visible leak. The KERDI membrane is trapping water rather than shedding it, usually because the membrane was installed with the wrong side facing the wall. The orange fleece faces the tile; the smooth side bonds to the substrate. Backwards installation is more common than you’d think.
  • Tile popping off the backsplash in sheets. This indicates total adhesive failure between tile and membrane, or membrane and drywall. South Florida’s summer humidity spikes can accelerate this if the thin-set skinned over before tile was set.
  • Staining or efflorescence on grout joints. Water is migrating through the assembly. With Schluter systems, this means either a membrane breach or, more often, that the installer used regular grout instead of Schluter ALL-SET or an equivalent epoxy grout in a wet-zone kitchen.

Replacement Cost & What’s Included

Here’s how Schluter kitchen remodeling breaks down in South Florida:

Component Installed Range
Full kitchen remodel with Schluter systems $14,000-$45,000
Small kitchen remodel $9,000-$20,000
Backsplash installation with KERDI $800-$2,500
Countertop installation $2,000-$6,500
Cabinet installation $4,000-$13,000
Kitchen island installation $3,000-$10,000

The wide range on full remodels reflects cabinet material (KraftMaid semi-custom versus basic box), countertop selection (Cambria quartz runs higher than entry-level Silestone), and whether we’re opening walls to re-run plumbing behind new KERDI waterproofing. We itemize every Schluter component on our quotes: membrane square footage, seam tape linear feet, profile lengths, and thin-set bags. No lump-sum mystery. Our labor carries a workmanship warranty, and Schluter’s own product warranties transfer to you through our authorized distributor invoices.

DIY or Call Us?

Here’s where we’ll be straight with you. Checking your Schluter installation is safe enough: look for the orange KERDI color, verify DITRA pattern under a floor register, or snap a photo of any edge profile markings and text it to us. We’ll tell you what you’re looking at.

Where DIY goes wrong is in the prep and bonding. Schluter membranes fail when the substrate isn’t flat to 1/4″ in 10 feet, when thin-set is mixed too wet, or when KERDI tape seams get pressed with a grout float instead of a hard roller. In South Florida, our humidity window for proper thin-set curing is narrower than up north. And if you’re cutting into a wall to replace membrane behind a backsplash, you’re dealing with electrical outlets, possible plumbing penetrations, and the structural question of whether that wall is load-bearing. We’ve rescued three DIY membrane jobs in the past year in Broward County alone.

Do it right the first time or you’ll do it twice - and the second time always costs more. Call (844) 665-0162 and we’ll scope it properly.
