This points to subgrade settlement under the Sakrete footing, common in Coral Gables and Pinecrest where organic pockets in the limestone decompose over time. The concrete itself may be intact; the ground beneath it wasn’t compacted to 95% modified Proctor.
  • Spalling or surface flaking after the first hurricane season. Salt-laden wind drove moisture into a porous finish. Standard Sakrete High-Strength without a penetrating sealer can’t handle sustained salt exposure within three miles of the coast.
  • Rebar shadowing visible on the interior slab surface. The pour was too wet (high slump) or vibrated inadequately, leaving aggregate segregation. We see this on fast-track ADU jobs where the crew rushed to beat afternoon thunderstorms.
  • Doors and windows binding six to twelve months after completion. Differential settlement between the Sakrete foundation and the existing structure. In Hialeah and Miramar, we’ve tracked this to builders who skipped the geotechnical report and assumed standard 1,500 PSF bearing.
