Toto Home Additions & ADU in South Florida, FL

Toto Home Additions & ADU: The South Florida Owner’s Guide

Toto bathroom fixtures are a common specification in South Florida home additions and ADU builds, with replacement parts and full unit swaps typically running $800-$3,000 installed depending on the model series and whether we’re matching into an existing wet wall. We stock Toto-compatible flappers, fill valves, and flush valve assemblies for the Carlyle, Drake, and Ultramax II lines on our trucks across Miami-Dade and Broward counties, and most replacement calls get handled same day. Most South Florida homeowners discover a Toto component is failing when the toilet runs intermittently after flushing, when the bowl refills sluggishly, or when they notice water pooling at the base after a heavy afternoon storm strains older wax rings.

Which Toto Models This Applies To

Toto’s residential lineup breaks into a few series you’ll see repeatedly in South Florida additions and ADUs built after 2010. The Drake II and original Drake use a 3-inch flush valve with Toto’s proprietary flapper design, not the standard 2-inch you’d grab at a big-box store. The Ultramax II and Carlyle II are one-piece units with a different tank-to-bowl geometry, so their fill valves sit lower and require the TSU99A.X upgrade kit rather than a generic universal replacement. The Eco Drake and Entrada lines use a narrower 2-inch valve but still spec Toto’s own rubber compound for the flapper, which matters because generic flappers degrade faster in South Florida’s chlorinated municipal water.

To identify your part, lift the tank lid and check the stamped model number on the porcelain behind the seat hinges. The sticker inside the tank lists the manufacture date, which matters for fill valve compatibility. Toto switched from the older TSU01A fill valve to the TSU99A.X platform around 2015, and the two aren’t cross-compatible despite looking similar. We carry both on our trucks, plus the Korky 2021BP aftermarket equivalent for the Drake line that holds up nearly as well at roughly half the OEM price. For one-piece units, we generally recommend sticking with Toto OEM on the flush valve gasket because the aftermarket tolerances are looser and we’ve seen slow leaks develop after six months in Coral Gables water pressure conditions.

Signs Your Toto Home Additions & ADU Is Failing

  • Intermittent running or phantom flushes. The flapper seal is degrading, usually from chlorine exposure or mineral buildup on the flush valve seat. In South Florida, this accelerates if you’re on city water with heavy chlorination, and the flapper warps enough to let water seep through even when it looks seated.
  • Slow tank fill or weak flush. The fill valve diaphragm is clogging with sediment. Our Broward County jobs show this more often in homes with older galvanized supply lines, where rust particles lodge in the valve’s small inlet screen and choke flow to a trickle.
  • Water pooling at the base. The wax ring or tank-to-bowl gasket has failed, or the mounting bolts have corroded through. In South Florida’s slab-on-grade construction, settling after heavy rain seasons can stress the flange connection and compress the wax ring unevenly.
  • Handle requires multiple jiggles. The flapper chain is stretched or the handle lever arm is bent, but the underlying cause is often that the flapper itself isn’t lifting fully due to suction against a warped seal.
  • Condensation on the tank exterior. The fill valve isn’t shutting off completely, causing continuous cold water influx that chills the tank below the dew point in humid South Florida air. This isn’t just annoying, it rots baseboards and subfloors over time.

Replacement Cost & What’s Included

Service Price Range (South Florida)
Toto flapper replacement (Drake/Ultramax) $180-$320
Fill valve replacement (OEM TSU99A.X) $220-$380
Flush valve assembly + gasket $280-$450
Full toilet replacement (Toto unit, existing flange) $800-$1,400
Wax ring + flange repair (slab access needed) $450-$850

What drives the range is access, not the part itself. A straightforward flapper swap on a Drake II with clear shutoff valve access takes twenty minutes. A one-piece Carlyle II with a seized tank bolt, original brass hardware that’s fused to porcelain, and a shutoff valve buried behind a custom vanity in a Pinecrest ADU, that’s a different morning. We price by the scope, not by the hour, so you’ll know before we start. Our Toto parts carry a one-year workmanship warranty, and OEM components retain their manufacturer coverage. We don’t mark up parts separately, labor’s built into the flat rate.

DIY or Call Us?

There’s nothing dangerous about swapping a Toto flapper or fill valve, it’s low-pressure water and no electrical. What goes wrong is homeowners buying the wrong part, forcing a universal fill valve into a one-piece tank where it binds against the lid, or overtightening tank bolts and cracking porcelain that costs more than the original service call would have. If your shutoff valve is original to a 1980s South Florida build, it may not fully close, and you’ll want a plumber’s backup plan before you start. Check the model number, take a photo of the inside of your tank, and bring it to a supply house. Or call us at (844) 665-0162, describe what you’re seeing, and we’ll tell you whether it’s worth a truck roll or a ten-minute conversation. Do it right the first time or you’ll do it twice, and the second time always costs more.
